The Bluffs at Horseshoe Bay:
Situated on the Niagra Escarpment overlooking the ever-changing waters of Green Bay and the beautiful back nine of the Horseshoe Bay Golf Club, the Bluffs at Horseshoe Bay community is your relaxation destination in central Door County. The condominium and single-family residences of the Bluffs are perfect for vacation living or as full-time, year- round homes. Our location just south of Egg Harbor provides easy access to all of the amenities and natural beauty Door County has to offer.
The Bluffs at Horseshoe Bay is a unique luxury neighborhood encompassing 130 properties just north of Horseshoe Bay Road in the Town of Egg Harbor. Nestled along three miles of private roads, the grounds are beautifully landscaped yet also feature well maintained natural areas, and include a private outdoor pool, tennis and pickleball courts, two community parks, and easy access to the golf course. Our amenities provide the perfect backdrop for family gatherings and neighborly connections. Golf club memberships are separate as the Bluffs are not affiliated with the Horseshoe Bay Golf Club.
Formed in the late 1990’s and early 2000’s, the Bluffs community is divided into three ownership associations and a Master Association. The Estates Association is comprised of 50 properties featuring single family homes. Similarly, the Orchards Association features seven properties and five single family homes. The Village Homes Condominium Association is comprised of duplexes, three-unit townhouses, and four-unit buildings totaling 73 units overall. Overseeing the master common properties such as the roads, pool, courts and parks is the Master Association.
Our governance structure follows the associations. Each ownership association is overseen by a three-member board of directors, elected by owners, while the Master Association has a five-member board comprised of appointed ownership board members. Each association establishes a budget and dues level for each fiscal year ending June 30. Such dues are billed and collected quarterly.
There is a landscape and architectural review committee (LARC) that is supported by the Master Board and coordinates with the ownership association boards as necessary.
The Village Homes and Master common properties are maintained by a contracted outside property manager who provides equipment and supplies, and coordinates hiring of staff and third-party services to perform the duties specified in the respective contracts. Such duties include lawn mowing, snow plowing and road upkeep, landscape maintenance, pool and courts maintenance, and exterior building maintenance for Village Homes. Accounting, tax and legal services are contracted by each association.
Our annual owner’s meetings are generally held in early August.
